Real Estate Photography Licensing

  • Real estate photos are licensed only for the marketing and sale of the property on the Multiple Listing Service (MLS) and syndicated real estate platforms such as Realtor.com, Zillow, Homes.com, and similar listing services.

  • Photos may not be used for:

    • Websites (outside of the active listing)

    • Print materials beyond the property’s sale

    • Social media or web backgrounds

    • Business cards or personal branding

  • Once a property is sold, delisted, deactivated, or taken down, the license automatically expires.

  • Images may not be transferred, sold, or given to another agent, brokerage, or third party.

  • If a listing expires and a new agent wishes to use the photos, they must purchase a license at the same fee as the original agent.

Commercial Photography Licensing

Commercial photography applies to any use beyond the immediate sale of a property. This includes:

  • Business websites and online portfolios

  • Print advertising (brochures, flyers, magazines, billboards)

  • Social media advertising campaigns

  • Branding and marketing materials (including web or social backgrounds)

  • Long-term promotional use for builders, designers, or developers

Because commercial projects vary, licensing is quoted on a case-by-case basis.

  • Day Fees: Half-day or full-day photography sessions are available.

  • Per-Image Licensing: Along with day rates, you only license the images you choose to use.

  • Commercial licensing ensures your business has the rights it needs for long-term promotion and advertising.

Why Licensing Matters

Photography is a marketing investment, and licensing ensures images are used fairly and legally. It protects both the client and the photographer while providing clear guidelines for how images may be used.
